It seems like everyone wants to be a house flipper these days, and can you blame them? The countless television shows featuring flippers making millions by fixing up a diamond in the rough are only perpetuating the idea of a get rich quick scheme. It’s also important to note that these flippers have something you don’t: Expertise in their field (from real estate to construction) and plenty of disposable income—in some cases the network might even be picking up the tab.
However, there are definitely tricks of the flipping trade that you can use to sell your home quickly and at a higher price with the help of your Realtor®. “Flipping” is really just extensive updating and/or remodeling. It’s taking a house that isn’t well cared for or one that is seriously outdated and making it into something today’s buyers want. In fact, you can inject “flipper tactics” into your own selling technique without spending a dime.
The Easiest Updates an Owner Can Make
Buyers want to see one thing in a property they view: Themselves living there. This means you need to embrace neutrality and start packing up those photos, unorthodox prints and paintings, and basically make your home look like a model home. Plus, less clutter means spaces appear larger, which is a selling point no matter what the square footage is. De-personalizing is the best, easiest and most affordable home update.
A good deep clean and de-personalization might be the only thing some homes need, but others might have a bit too much “vintage charm” for the majority of buyers. If you have an avocado colored kitchen from the 70s, shag carpeting throughout or some very personalized bright walls, it’s time for a mini makeover. Choose classic and neutral tones, such as eggshell for the walls, and consider sanding cabinets if the stain is old or an unattractive contemporary color.
When you’re getting ready to sell your home, you need to look from a buyer’s perspective. The best person who can help you do this is a professional real estate agent. They know the latest trends, what the majority of buyers are looking for and they don’t think of the property as their baby, like you do. During the summer months, capitalize on the weather and indulge in some curb appeal gardening.
Before getting caught up in the thrill of flipping, consider if you’re a good flipper candidate. If you have zero or minimal experience with contracting or real estate, think twice and go for simple updates instead.
